Board restores owner-occupied short-term rental permit after hearing; conditional use approved at Laurel Court

The Oldham County Board of Adjustments on July 17 granted a conditional use permit to allow an owner-occupied short-term rental property at 13300 Laurel Court in the River Bluff neighborhood to regain permit status after the previously issued STRP expired.
Planner staff told the board the property is in the R-2 residential district and that the owner previously held an STRP permit but missed the renewal deadline in 2025. Staff cited Oldham County Zoning Regulation Section 250-050 defining owner-occupied short-term rentals and outlining permit and operating standards. The unit before the board is a one-bedroom rental; staff said that under county definitions a one-bedroom short-term rental has a maximum occupancy of six guests and requires two parking spaces.
Applicant David Deponte told the board he lives at the address and that the family hosts visitors regularly; he said typical occupancy in 2024 was about 35 to 40 guest-nights for the year, usually one- or two-night stays for travelers or family events. Deponte said neighbors have not complained and that he and his family run the rental themselves.
The board moved to grant the conditional use permit and attached conditions: the permit applies only to the application considered at the July 17 hearing; the owner must comply with all short-term rental property regulations in Oldham County Zoning Regulation Section 250-050; the conditional use permit will be automatically revoked upon transfer or sale of the property; and the applicant must obtain a short-term rental property permit/license before renting the unit. Board members recorded an affirmative voice vote and approved the CUP.
