The Yucaipa Planning Commission on July 16 approved a tentative tract map (TTM 20786) and architectural review for the Allure residential subdivision, a 28‑lot single‑family development on a 9.18‑acre parcel at the northwest corner of Sixth Place and Avenue G. The applicant is Far West Industries; project representatives on hand included project manager Brian Burksen and land development manager George Alvarez.
The proposal follows an earlier approval and retains 28 single‑family lots with lot sizes consistent with the RS‑10ms designation. Staff said the current submittal reorients drainage and lowers required import volumes by roughly half compared with an earlier engineering plan; all final pads will be raised out of the floodplain and the project will be annexed into a lighting, landscaping and maintenance district (LLMD) that will cover the perimeter landscaping, basin and street lights.
Design and infrastructure highlights
- Two floor plans: a single‑story plan at about 2,935 sq. ft. and a two‑story plan at about 3,256 sq. ft., both offered with three architectural elevation styles (farmhouse, ranch and Monterey) and options for casitas or lofts. - Parking: each home includes a three‑car tandem garage plus driveways with a minimum depth of approximately 22–25 feet, and the plans include 15‑foot side‑yard spaces intended for RV parking where homeowners opt for service connections. - Public improvements: streets will be widened where required, with a 36‑foot curb‑to‑curb standard for internal streets; the northwest corner will contain a water‑quality/detention basin.
Environmental and procedural notes
Staff noted a mitigated negative declaration had been prepared for the original approval and that no additional environmental review under CEQA Section 15162(a) is required; staff recommended the commission determine no new environmental review was necessary and direct staff to file a Notice of Determination.
Public comment and conditions
A nearby resident of the Las Casitas Mobile Home Park raised concerns about existing parking constraints on Sixth Place and asked whether the new subdivision would increase street parking pressure. Staff and commissioners said the proposed lot sizes, three‑car garages and driveways should limit spillover street parking; staff also noted the city’s neighborhood traffic‑calming program can be used if sight‑distance or safety problems arise.
The applicant requested two edits to the draft conditions: correct a typographical error in condition 77 (minimum driveway setback should read 22 feet, not 25) and remove condition 84, which would have required a homeowner association; staff confirmed the LLMD will take responsibility for common improvements (landscaping, basin and street lights) so no HOA is required. The commission approved the map and architectural review with those changes.
Action: The motion to approve PLN/PLNPHE (TTM 20786) carried 6‑0. The applicant indicated the project is shovel‑ready and could begin grading within 30–60 days if external approvals are completed.
