Planning board recommends rezoning, future‑land‑use change to create Woodside Park at SW 1st Avenue

The Miami Planning, Zoning and Appeals Board unanimously recommended that the City Commission rezone and change the future‑land‑use map for three adjacent lots at and near 3691 Southwest First Avenue to assemble Woodside Park.
Luis Lam, city park planner, said the city purchased the three parcels in 2019, 2020 and 2023 and that two of the parcels had already been rezoned to civic space and designated Public Parks and Recreation on the Future Land Use Map. The board’s recommendation would extend the park zoning and public parks future‑land‑use designation to the third lot so all three can be combined and used for a new neighborhood park.
Lam told the board the CS (Civic Space Transact) zoning and Public Parks and Recreation future‑land‑use designation allow recreational and community facility uses by right, and staff found the change consistent with Miami 21 and the Miami Comprehensive Neighborhood Plan. No members of the public spoke in opposition.
Board members said they supported adding parkland in the neighborhood. The board approved both the future‑land‑use amendment and the rezoning by unanimous roll calls; both recommendations now go to the City Commission for final action.
