The Dana Point Planning Commission on July 14 adopted Resolution approving Site Development Permit SDP‑25‑0012 to demolish an existing 300‑square‑foot legal nonconforming detached garage and construct an attached single‑story 510‑square‑foot accessory dwelling unit (ADU) at 33772 Silver Lantern in the Lantern Village area.
Senior Planner Danny Giametti presented the project, describing the lot as roughly 4,000 square feet in an RMF (residential multifamily) zone. Giametti said the site is in an area identified as Parking Map Area 1 under the city’s ADU ordinance — a higher on‑street parking intensity area — but noted the proposed ADU meets development standards and that on‑site ADU parking is not required because the property is within a half‑mile of public transit. Giametti reported the existing driveway is about 62 feet long and can accommodate up to three vehicles, and said the project would result in a three‑bedroom single‑story structure (two bedrooms in the main dwelling and a one‑bedroom ADU) and a total finished area of roughly 1,546 square feet after improvements.
Commissioners discussed parking as their principal concern; one commissioner said tandem parking creates maneuvering constraints on a narrow street, but others said the driveway depth makes the increase in demand modest because the ADU adds only one bedroom. No public speakers spoke on the item. A commissioner moved and a second was made; the commission voted to adopt the resolution approving SDP‑25‑0012.
The resolution authorizes demolition of the existing garage and construction of the attached ADU consistent with the plans and conditions in the staff report. The project must obtain building permits and meet the conditions listed in the adopted resolution before construction.
