Planning Commission recommends approval of Silver Lake Commercial & Industrial Park Subdivision No. 2 plat

The Shawnee County Planning Commission voted unanimously to recommend approval of the preliminary and final plat for Silver Lake Commercial & Industrial Park Subdivision Number 2 (case P2502), a two-lot subdivision on Northwest U.S. 24 Highway.
The action would incorporate an existing parcel as Lot 1 (about 1.14 acres) and establish Lot 2 (about 1.85 acres) as a legal build site for new development at 9939 Northwest U.S. 24 Highway. Staff said Lot 1 contains an existing window design and remodeling business and two commercial buildings; Lot 2 is vacant, was recently rezoned to light industrial and is proposed for a warehouse/manufacturing building, an RV parking area and future storage units.
Staff recommended approval subject to three conditions: submission of a Category A drainage report for Lot 2 reviewed and approved by County Public Works and Kansas Department of Transportation (KDOT) with any requirements met prior to development; approval and recording of the final plat prior to development; and an entrance permit from KDOT or, if not available, an ingress/egress easement with the parcel to the west as part of the building permit process. Planning and Zoning Administrator Harine Perez presented the staff recommendation and read the conditions into the record.
Joshua Polinski of SPV Engineering, representing the applicant, said the team acknowledged the conditions, that they have applied for the KDOT access permit last week and had seen no indication it would be denied. The Planning Commission had no public comment on the item and moved to a roll-call vote.
Roll call votes recorded in support were: Chad Gearhart (yes); Myron Langwitter (yes); Terry Robinson (yes); Rosa Cavazos (yes); Dan Bryan (yes); Jeanette Johnson (yes). With a unanimous vote in favor, the Planning Commission recommended approval. The item was forwarded for final action by the Board of County Commissioners per normal plat-recording procedures.
The staff presentation noted drainage and KDOT access remain outstanding pre-development requirements; the applicant must meet those conditions before building permits are issued.
