Several smaller but substantive requests and referrals were discussed during Wednesday’s meeting.
Solar panels (Southlands). An applicant requested front‑yard and side‑yard setback variances to place a ground‑mounted solar panel array in a field near Southlands Drive. Staff noted the array would be visible from the adjacent road and that the project has not yet appeared before the full planning board for a location‑level review; the board asked the zoning board of appeals to consider alternatives and why this location was selected.
Astor Square signage. An operator of a bottle shop sought variances for three signs (the property’s sign allowance is 6 sq ft; the proposed total was 18.5 sq ft across multiple door and wall signs). Planning staff observed the store’s new sign is larger and more brightly colored than adjacent signage; the board encouraged work on a signage master plan for the plaza and urged the applicant to coordinate with the property owner and zoning administrator.
Shed / accessory structure (Pills Road). An existing glass‑walled accessory building is set close to the rear lot line on a long narrow parcel; the owner requested a variance to legitimize the structure’s location. Staff noted the structure is in place, is visible from Pills Road in winter, and recommended the ZBA weigh use as storage versus habitable space.
Pool, deck and cabana (Cedar Heights Road). A homeowner replaced a pool and then sought to add an expanded deck and a 500‑square‑foot cabana with partial walls, sinks, and an outdoor shower. Because the new deck and cabana are closer to a mapped wetland, staff recommended the board defer a ZBA decision pending a fuller review by the Planning Department and confirmation of what was removed versus rebuilt under the initial pool permit.
Sign replacements (Burger Hill / Winnicki Land Trust and 9G oral‑surgery tenant). Two sign replacements were reviewed: Winnicki Land Trust proposed replacing a low‑profile green sign at the Burger Hill entry with a brighter white sign with larger branding; board members suggested simplifying the sign to emphasize the park name and reduce visual clutter. A proposed sign for a new oral‑surgery tenant on Mill Road will be reduced in setback per negotiations with staff; applicants expect to complete septic and water approvals before opening.
For each item staff noted outstanding technical or design details and recommended ZBA or planning referrals where appropriate.
