Engineers representing Rupees 9G Properties LLC described a proposal to add about 0.75 acres of hard-surface inventory parking to an existing automotive service and storage site used by Rudy’s Subaru, adding roughly 98 spaces intended for vehicle inventory staging.
Seth Stifel (Mark Minsky / PELSPC) and project team said the parcel had been reworked previously for the Subaru operations and that recent operational experience—vehicles arriving unpredictably for service and delivery—prompted the request for additional off‑road inventory storage. The design uses depressed vegetated islands, underdrains and underground detention chambers to treat runoff and achieve dark-sky-compliant lighting while minimizing added impervious area.
Board members and staff praised the application’s use of green‑infrastructure measures but asked the applicant to consider whether the operations and parking demand would replicate as additional dealerships relocate service functions to the property. Staff noted a deed restriction and county record conditions tied to a rezoning and asked whether sales functions would ever be staged from the 9G site; the applicant said the deed and zoning do not permit on-site sales and that the intent remains a service and staging area.
The board did not take final action; members asked for adjustments to ensure continued compliance with stormwater and circulation standards as the project proceeds through technical review.
