Board affirms assessment for Locklard Waukesha Holdings at 120 E. Sunset Drive

The Waukesha Board of Review on July 11 considered an appeal by Locklard Waukesha Holdings regarding the assessment for the property at 120 East Sunset Drive but upheld the assessor’s valuation.

Attorney Graham Harvey presented an income analysis and argued the owner’s income-based opinion of value. The assessor acknowledged after receiving the objection that the property included subsidized units and that ordinarily such facts would prompt greater use of an income approach. The assessor explained the office had not recorded the subsidized status in its system prior to the appeal.

Board members concluded comparable sales and the assessor's adjustments provided adequate support for the roll valuation and voted to sustain the assessment. The decision was memorialized and will be mailed to the parties.
