The North Smithfield Planning Board received updates on three proposed gas stations at a recent meeting, with the town planner saying two projects have preliminary approval and a third is expected to return with a full application in the fall.
The planner told the board, “So so there are 2 2 gas stations that came before the board. Both received preliminary approval. They are currently 1 of them has received its DEM and Bridal permits, and they are in the design phase.” The planner said a second station on the other end of Eddie Dowling Highway is still awaiting DEM permits after a water‑main location issue required relocation of its on‑site wastewater treatment system (OWTS): “They did have an issue with the location of a water main and they had to re relocate their OWTS. So in the process of now going before DEM to get their DEM wetlands UIC and OWTS approval and they do have an application pending before Bridal.”
The planner said a third proposal, at the former “beef barn” site, previously came in as a pre‑application about a year and a half ago and submitted a draft preliminary layout that incorporated board comments — including added landscaping along both frontages, moving pumps farther from the intersection, a smaller building footprint and improved circulation. “They will likely be coming back with a full application. I'm expecting them to be submitting in August or early September, so they'll be back here in the fall,” the planner said. The planner also said that project will be reviewed under the town’s new rules as a unified plan review and will likely require a special‑use permit and dimensional variances for setbacks because of a long, narrow corner lot.
No addresses were specified during the discussion. The planner identified one site as being closer to Dowling Village and another being on Eddie Dowling Highway; the third was described only as the former beef barn site. The planner also noted that one applicant has entered a design phase after receiving state and local approvals, while another remains pending state permitting.
Board business ended shortly after the update. A board member moved to adjourn; the motion was seconded and approved by voice vote.
