The Idaho Falls City Council on July 10 approved an ordinance rezoning roughly 1.723 acres near the northwest corner of Skyline and Broadway from HC (Highway Commercial) to LC (Limited Commercial).
Community Development Director Sanner presented the staff report in a quasi-judicial hearing; the applicant and property owner were not present. Director Sanner said the property is 1.73 acres and currently vacant with a small trailer and that the requested rezoning matches the comprehensive plan designation for mixed-use centers and corridors.
Sanner said a neighborhood meeting on April 23 attracted three neighbors who raised questions but did not object; the Planning Commission sent a unanimous recommendation for approval to the council.
Councilors discussed utility easements and neighborhood connectivity. Councilor Francis and others said the LC zoning allows housing types that support walkable, mixed-use development and would provide a transition between more intense highway-commercial uses and adjacent neighborhoods.
Councilor Lisa (surname as stated in the motion) moved to approve the ordinance rezoning the property from HC to LC under suspension of rules to allow a single reading; the motion passed on roll call. The council also approved the required statement of relevant criteria and standards for the rezone and authorized mayoral and clerk signatures.
