The court approved the final plat for Cordillera Ranch Unit 201C on June 24, authorizing the subdivision of land into six single-family residential lots at an average density of 1.5 acres per lot. County staff reported the plat met administrative and technical requirements and that water and sewer service will be provided by the Guadalupe-Blanco River Authority (GBRA) when capacity is available; individual on-site sewage facilities (OSSFs) remain an option if public sewer is not yet available at the time of lot construction.
County staff also presented a financial guarantee in the form of a letter of credit to secure construction of required improvements: $473,140.06 for street and drainage improvements and $59,424.50 for water and sewer improvements (combined $532,564.56). County staff said these guarantees will be held until required improvements are constructed and accepted.
Commissioner Regent moved approval of the plat and the letters of credit; both measures passed unanimously.
Ending: County staff will monitor construction, coordinate inspections, and return to court to request release of the financial guarantee once improvements are accepted.
