County staff previews proposed three-tier industrial zoning map and use-table revisions

Churchill County planning staff on July 9 presented draft changes to the county’s industrial zoning that would split the industrial designation into three categories — light (I-1), medium (I-2) and heavy (I-3) industrial — and revise the use table and definitions to add clarity.
Director Randy Hynes and senior planner Dean Patterson summarized two prior workshops and the map edits staff has incorporated. The draft map reclassifies certain parcels near Hazen, the municipal airport and Lake Lahontan to better locate heavier industrial uses away from residences. Staff proposed keeping light industrial near residential edges and reserving heavier uses for more remote parcels. Hynes said there are roughly 173 parcels under consideration and that some large parcels would require split zoning or careful placement of more intensive uses.
Commissioner Joe Frey recommended creating specific I-1 buffer areas adjacent to residences on a large Hazen parcel to reduce the need for special-use permits for heavier uses that would otherwise sit next to homes. Commissioners also asked for printed maps and additional detail for the next meeting; staff said refined definitions and an updated map would return for further consideration in August.
No formal action was taken; the item was informational and part of an ongoing code-amendment process.
