Commission approves setback variance for Skip’s Market fuel canopy on Reno Highway

The Churchill County Planning Commission on July 9 approved a variance to reduce the road setback at Skip’s Market to accommodate a new fuel-island canopy and fueling-system upgrades at the Reno Highway location.
Randy Hynes, Public Works Planning and Building director, said the site cannot meet the full 30-foot road setback for the canopy because historic highway widening has consumed front-yard areas along the corridor. The project will upgrade fueling systems, rebuild the parking lot and replace underground piping; the proposed 24-by-48-foot canopy will have interior support columns and lighting intended to improve safety and visibility at the dispensers.
Hines noted the canopy will not increase ground-level obstructions beyond existing conditions and that canopies near highways are not uncommon. Notices were sent and no comments were received, including none from NDOT. Commissioner Scott Nelson moved to find the variance criteria met and approve the request; the motion was seconded and passed unanimously. Conditions listed in the staff report apply; a 10-day appeal period follows the decision.
