The Santa Barbara City staff hearing officer approved two front-setback modifications and a garage-size modification July 9 to allow a two-story accessory dwelling unit (ADU) above a rebuilt garage at 726 Surfview Road.
The decision, made by Staff Hearing Officer Tess Harris, follows a staff presentation and Single-Family Design Board (SFDB) review. Harris said she agreed with staff’s recommendation and would make the environmental and zoning findings recorded in the staff report. "I agree with staff's recommendation to approve the project, and I will make the findings for environmental review," Harris said in announcing her decision.
The project site is a 15,567-square-foot corner lot at Surfview Drive and Island View Drive currently developed with a 1,412-square-foot, one-story residence and a 424-square-foot garage. The proposal calls for demolition of the existing garage and construction of a 749-square-foot garage with a 749-square-foot ADU above, producing a proposed total of 2,910 square feet (about 67% of the guideline FAR), according to the…
