After a prior approval that expired before final engineering signatures, the Meridian City Council on July 8 approved a renewed preliminary plat and conditional-use permit for the PAW Subdivision (file H2024-0073), clearing the project to proceed under conditions in the staff report.
The 4.77-acre project includes 49 lots—33 residential townhome lots, two vertically integrated buildings (six residential units above ground-floor commercial each), one commercial lot and 10 common lots—plus three private streets. Staff noted the vertically integrated buildings’ lower-floor commercial areas would require compliance with commercial architectural standards.
Applicant Jeremy Amar (Biltmore Company) said the previously approved development agreement remains in effect and that the project’s building elevations had been revised to show commercial storefront treatment for the lower floors of the vertically integrated structures.
The Planning and Zoning Commission recommended approval with staff conditions; no written testimony opposed the project in the record. Councilmember Schraner moved to approve H2024-0073; the motion carried on roll call with a unanimous vote of council members present.
Ending: With council approval, the applicant may complete the final engineering and record the plat subject to the conditions in the staff report and any required permits.
