The Bountiful City Council approved a zoning and development plan amendment and granted final architectural and site‑plan approval for the Hidden Gardens mixed‑use project at 2122 South Orchard Drive on July 8.
Planning staff told the council the application included two linked items: an amendment to the development plan text (to correct a typographical discrepancy in the stated front setback) and final architectural and site‑plan approval for a mixed‑use development. Amber Corbridge summarized that the site plan shows a 10‑foot front setback consistent with the approved plan, while an incorrect 20‑foot figure remained in the plan text. "We missed the change in the text to make it 10 instead of the 20," Corbridge said; staff recommended correcting the text to match the site plan.
The planning commission held a public hearing on June 17 and forwarded a positive recommendation subject to conditions listed in the staff report. Council members raised questions about walkability, pedestrian safety on Orchard Drive, landscaping, and how the project would be perceived from the street. Staff and the applicant noted landscaping along the sidewalk, two open plaza spaces on the building corners and the site's grade change as mitigating elements that would improve pedestrian experience and reduce perceived building mass.
Councilmembers voted to approve the ordinance amending the zoning and the development plan and then voted separately to approve the final site plan, each by voice vote. No roll‑call tallies were provided in the public record of the meeting.
