Applicant representative Anthony Rojas of IN Architects described alterations that will allow a new tenant to occupy approximately 5,800 square feet at the rear of an existing multi-tenant building; the work includes limited new openings, a rear entry door and signage facing the parking lot. The applicant stated the use is wholesale (door hardware distribution) and said he understood the owner’s preference that the site not operate as a retail pick-up location for walk-in customers.
The commission conducted a SEQR review, determined the action would not have a moderate to large environmental impact and issued a negative declaration. Commissioners then voted to forward an affirmative recommendation to the Common Council with three special conditions: follow the approval guidance of the City Departments of Engineering and DPW as noted in project review comments; the property owner must obtain all necessary building permits within one year of approval; and the property owner must meet all conditions within 18 months of approval or the recommendation will become null and void.
No public speakers spoke for or against the application during the hearing.
The commission’s recommendation will be presented to the Common Council for final action at a future meeting.
