A Bannock County appeals panel set the assessed value of a single-family home at 785 Moran Drive in Chubbuck at $425,000 after an in-person appeal and discussion of comparable sales.
The homeowner, Sean White, told the panel his property had been assessed at $458,028 and presented several nearby sales he said supported a lower market value. "The most compelling comparable is just down the street, which sold last year for $403,860 at $137 per square foot," White said, and he said applying the average per-square-foot figures from his comparables supported a market value near $390,000.
The panel heard the assessors analysis, which used split-entry comparables and noted the subject property had an addition and finished area of about 2,933 square feet. The assessor said those comparables placed the subject property closer to the assessors prior figures and asked that the 2025 assessed value be upheld.
Panel members discussed differences in property style and size among the competing comparables. White argued price-per-square-foot typically declines as home size increases and said several of the assessors comparables were substantially smaller than his. The assessor responded that some of the assessors comparables were closer in style to the subject (split-entry) and that recent additions to the subject property were included in the assessment.
After deliberation, a commissioner moved to set the assessed value at $425,000 "with the value reduction coming off of the improvements," and the panel approved the motion by voice vote.
The decision replaces the prior assessment figure discussed during the hearing. The panel did not provide a detailed roll call vote in the record; the approval was recorded by voice as "aye."
