The Venice Planning Commission on the record approved Site Development Plan Petition 24-49SP to build two new aircraft hangars at 400 Airport Avenue East, a city-owned parcel leased to Skyport Holdings.
Senior planner Nicole Tremblay presented the staff report, saying the leased area is about 4.05 acres, the zoning is government with a mixed-use airport future land use designation, and the proposal calls for two hangars adjacent to an existing Skyport Aviation building with five new parking spaces and an internal walkway. Tremblay said the hangar elevations are at the 35-foot height limit and that staff and the technical review committee found no code compliance issues that would prevent approval.
The commission’s motion to approve cited consistency with the comprehensive plan, compliance with the land development code and the affirmative findings of fact in the record. The motion to approve passed unanimously, recorded as a 7-0 vote.
Agent Todd Amadin of Landmark Engineering, representing the project, told the commission he had “nothing to add” to Tremblay’s report and was available to answer questions. No members of the public signed up to speak during the hearing on the hangars.
Because the applicant indicated the hangars would house airplanes already stored on the site, staff said no traffic analyses were submitted and no mobility or concurrency impacts were identified by the engineering or transportation reviewers. Drainage and other engineering requirements were confirmed by the engineering department as part of the technical review committee process.
With the approval, the applicant may proceed to any site-level permitting required by the development code and building department, subject to the conditions and standards in the approved site development plan and applicable city permitting processes.
