Commission approves Stanfield mini-storage final site plan with conditions on fire access, water letter and landscape buffering

The Maury County Regional Planning Commission approved a final site plan for a proposed gated mini-storage facility (Stanfield Hardwood Lumber ownership/adjacent use) on Monday, subject to multiple conditions addressing emergency access, water availability, vehicle routing and landscape buffering for neighboring residences.
Planning staff and the county fire representative pressed the applicant for specifications that ensure emergency responders can access the gated site 24/7. The commission required the applicant to submit a letter or application to the county fire chief and to install a lockbox/Knox box or equivalent access control so emergency personnel can enter without delay. The commission also required a vehicle-apparatus layout (turning-radius demonstration) and sufficient paved or graveled vehicle areas to accommodate fire apparatus maneuvers.
The applicant said a water meter has been paid for and that staff is coordinating with Maury County Water System (CPWS) to obtain a formal water-availability letter. The commission made the water-availability letter a condition of approval.
Commissioners also raised traffic and site-design issues. Staff requested the parking/driving aisles be widened to allow two-directional traffic in the northeast corner of the lot; the applicant agreed to revise plans accordingly. Planning commissioners asked for additional landscape buffering (evergreen screening in staggered/grouped plantings) on sides of the property that adjoin residential parcels; the commission made submission of an updated landscape buffer plan a condition of approval.
The motion to approve the final site plan included staff comments requiring a water-availability letter, updated stormwater and curve-number submissions, revised pavement widths to accommodate two-way traffic, submission of the site plan and access details to the fire chief for approval, demonstration of truck turning radii, and an updated landscape-buffer plan for parcels adjacent to residential properties. The motion passed on a voice vote.
