Planning commission recommends approval for Firefly preliminary plat pending flood-study conditions

Applicant Joe Haddix of Heritage Civil said the team is addressing a small number of staff comments and that proposed mitigation for Lots 132 and 133 will include field-placed fill to raise building pads roughly 1.5 to 2 feet out of the floodplain. The applicant told commissioners the flood-study baseline did not include future pad-fill details but that construction plans will document the fill and certification measures at the time of lot-specific submittal.
A motion to recommend approval that included all staff conditions passed on a voice vote. The commission recorded the recommendation and required the applicant to submit construction plans, a certified flood study (as applicable), and the narrative and calculations called for in the staff review before final approvals.
