At its June 26 meeting the Houston Planning Commission took a series of routine and grouped actions: it approved the minutes, adopted staff recommendations for consent and replat items not requiring notification, approved numerous individual plats and variances, and set a July 24 public hearing date for a slate of items. A small number of items were deferred for additional review.
Key outcomes
- Approval of 06/12/2025 meeting minutes. Motion carried by voice vote.
- Consent and reply section: The commission approved staff recommendations for Section A (items 1–62) and Section B (items 63–97) with recusals noted for Commissioner Morales (recused on Section A items 7, 8, 9, 56 and Section B item 67). A separate motion approved the remaining items after recusals.
- Multiple replat approvals on the public-hearing docket: Items approved after public hearing included Item 98 (Elevate Living — continued public hearing and then approved), Item 99 (Hamlet Lot — approved), Item 100 (Landwood Parcel — approved; covered separately), Item 101 (Lockwood Commercial Plaza — approved), Item 102 (Manor Cove — approved), Item 103 (Mansfield Oaks replat No. 1 — approved), Item 105 (McLendon Park Village parcel replat No. 1 — variance granted to convert a portion of a detention reserve to a lift-station reserve; approved), Item 106 (Medina Magnolia Place — deferred at applicant request), Item 107 (Homes replat — approved), Item 108 (Renwood partial replat No. 6 — approved), and others listed on the agenda.
- Group approvals with variances: The commission took items 109–111 together (Montgomery County ETJ general plan and sections) and approved requested exceptions/variances related to intersection spacing and non-extension of Mayer Road, finding alternate street connections adequate.
- Additional variances/approvals: Items 112–114 (various ETJ subdivision and industrial access requests) received motions for deferral or approval as staff recommended; Item 115 (reconsideration at Moonshine Hill Loop) was approved after public comment that expressed opposition to creating a new through connection. Staff asked for and received approval to take sections G (extensions of approval), H (name changes) and I (certificates of compliance) together; all were approved.
- Scheduling: The commission set July 24, 2025 as the public hearing date for a group of items as listed by staff (including 4 Oaks at Nantucket, Highland Crossing Replat No. 1 and others).
Several items were explicitly deferred: Item 104 (Mayflower Residence) was deferred for two weeks to correct packet materials and allow legal coordination; Item 106 (Medina Magnolia Place) was deferred per applicant request to allow coordination with city legal regarding deed/restriction compliance.
Most votes were taken by voice and recorded as "motion carries"; where a motion's mover and seconder were spoken on the record they are noted below. For a small number of items commissioners recused themselves as stated during roll call.
