Planning Board approves revised project at 211 C Street after height and unit reductions

The Planning Board on June 25 approved a revised site plan for 211 C Street that reduces the project from 24 units to 18 units and lowers the height to three stories while maintaining a parking ratio that complies with Residence B zoning.
Attorney Edward Fleming said the applicant reduced units and retained 41 parking spaces, yielding a parking ratio of about 2.25 spaces per unit and meeting the zoning district’s parking standard. Fleming also said the applicant had conducted neighborhood meetings and made design changes intended to increase privacy, such as eliminating some balconies.
Board members praised the design revisions and noted the ongoing reconstruction of C Street as a neighborhood improvement. The Planning Department recommended approval subject to conditions similar to other projects on the evening’s agenda — reconstruction of the C Street sidewalk to ADA standards, construction‑period management, drainage and sewer CCTV inspections, drain permits, stormwater O&M recording, asbestos surveys and Health Department requirements for dust and rodent control during construction.
The board voted to accept the Planning Department’s recommendation and approved the site plan with those conditions.
