The Coconino County Planning and Zoning Commission approved a design review overlay (DRO25‑003) for an RV storage facility at 11066 West Route 66 in Belmont.
What was proposed Staff said the project is a permitted RV storage use in the Belmont planned community area; design review is required because the Belmont design guidelines overlay applies. The applicant (Isaac Block of Civil Design & Engineering) proposed a layout of storage stalls, a rusted‑steel fence consistent with Belmont guidelines, an earth‑tone sign and evergreen shrubs and trees intended to meet the landscape requirements.
Irrigation and landscaping Commissioner Best asked if irrigation water would be available. The applicant said no water is currently on the site but that the plan uses evergreen plants and shrubs that would not require irrigation; staff noted the county landscape standards permit the director to waive an irrigation requirement where appropriate, but vegetation must be maintained or replaced if it dies.
Decision Commissioner Williams moved to approve the DRO; Commissioner Tohi seconded. The motion passed unanimously. Staff will enforce the Belmont design guidelines and landscaping requirements as part of the development review.
Next steps Because RV storage is a permitted use in the zone, building permits and any additional operational permits will follow design review; staff emphasized compliance with the landscaping standards, dark‑sky lighting rules and other design requirements.
