The Prince George Planning Commission on June 26 voted unanimously to forward rezoning case RZ-25-004 to the Board of Supervisors with a recommendation for approval. The request would rezone approximately 11.507 acres at 616 Birdsong Road from R-1 Limited Residential to RA Residential Agricultural to permit a family subdivision.
Planner Zack Greenstein explained that family subdivisions are permitted only in A-1 and RA zoning districts; under the current R-1 zoning the applicant could pursue a by-right subdivision but not a family subdivision. The applicant, Natalie Jones, said she seeks the rezoning to build a house next to her home for her 80-year-old mother as the most economical and timely option.
Staff found the request consistent with the comprehensive plan and surrounding uses and noted administrative constraints: utilities staff reported the nearest public water connection is about 2,700 linear feet away; VDOT raised no objection; environmental staff identified standard criteria for land-disturbance and construction permits. No voluntary proffers were submitted and no public comments were received during the hearing.
Motion to forward RZ-25-004 to the Board of Supervisors with a recommendation for approval passed on a unanimous roll call. The Board will hold another public hearing before making a final decision.
