City of Denton planning staff recommended approval of a rezoning request (Z250007) that would change about 1.09 acres on the north side of West University from R2 to Mixed‑Use Neighborhood (MN) so a prior retail use in an existing commercial building can be reestablished.
Julie Wyatt presented the summary and told the commission the building formerly housed retail before the property was annexed in a 1974 strip annexation; the retail use ceased in 2023 and the property owner seeks to bring back that commercial activity. "The proposal is consistent with the future land use map as well as the overall goals of the comprehensive plan, and so staff is recommending approval as it complies with the criteria," Wyatt said.
Commissioner question Commissioner McDuff asked why MN zoning was recommended adjacent to a seven‑lane, higher‑speed highway rather than a more auto‑oriented shopping center (SC) designation. Wyatt said MN was selected to provide a more compatible gateway treatment for adjacent residential neighborhoods and to moderate scale and permitted uses along University Boulevard.
Next steps: The applicant will be present at the public hearing and the proposal will be considered formally at the regular meeting. No final action was taken at the work session; staff recommended approval.
