Staff backs special sign standards for Vintage Travel Plaza to allow larger pylon sign in exchange for limits on site signage

City staff recommended approval of a Planned Development amendment that would add special sign standards for the Vintage Travel Plaza at the southeast corner of Vintage Boulevard and Interstate 35W, allowing a larger pylon sign than the base code permits in exchange for on‑site sign limitations.

Haley Zegerski, assistant planning director filling in for Mia Hines, told the Planning and Zoning Commission that the Vintage Travel Plaza — a travel center with a convenience store, fueling station, car wash and restaurants — has completed civil engineering and final plat reviews and now needs a sign variance from the city's sign code. "The request before you is for establishing those sign standards to allow the pylon sign that you see here on the screen to be slightly larger and taller than what would be allowed normally under the sign code," Zegerski said. She said the applicant offers tradeoffs, including limiting the number of signs on site.

Staff recommendation and rationale Zegerski said staff recommends approval because the amendment satisfies the criteria for a special sign district and plan‑development amendment under the Denton Development Code. She said additional details on the number, dimensions and placement of signs would be discussed in the regular session.

Commissioner questions and context Commissioner Dyer asked whether future road improvements — including I‑35W frontage roads and a Loop 288 extension that could change FM 2499 — would affect the sign placement. Zegerski answered that applicant civil plans accounted for required right‑of‑way and that the development should not be impacted by planned road improvements.

Next steps: Staff will present the full proposal and sign exhibits at the regular meeting for detailed consideration. The commission did not take a final vote during the work session; staff simply presented the PD amendment and recommended approval.
