City of Denton planning staff recommended conditional approval for the Phase 1A final plat of the Cole Ranch master‑planned community, a 155‑acre development proposed about 2,800 feet west of Underwood Road north of FM 2499.
Angie Mangler, Development Review Manager, told the Planning and Zoning Commission the final plat is intended to establish approximately 417 single‑family lots plus common open‑space lots, rights‑of‑way and necessary easements. Staff is recommending a conditional approval that would allow the plat to progress but would require the applicant to obtain final civil engineering plan approval under the Denton Development Code before the plat could be returned to the commission for removal of the condition and filing at Denton County.
"This doesn't allow them to file the plat. It does allow them to continue to progress forward, but the plat will come back before you all once those conditions have been satisfied for final approval and filing at the county," Mangler said.
Why it matters: The Phase 1A plat establishes the initial lot and infrastructure layout for a large new subdivision that, if completed, would add several hundred single‑family lots to the western Denton growth area.
