The Technical Review Committee approved the Marlboro Manor subdivision (MJDP 20531), a multi‑use development on Radcliffe Road and Haggard Lane that will depict lots for 29 single‑family dwellings, 26 townhomes, four multifamily structures and a senior living facility.
Staff recommended approval with a set of standard and project‑specific conditions including clarifications to mapping and plan notes, a 20‑foot screening easement along Radcliffe Road and Haggard Lane to be released with the final record plat, a lighting plan per Article 30, depiction of vegetated open space in the site statistics, and tree protection inventory on a separate sheet. Committee members discussed cross‑sections, alley waivers and traffic‑calming elements; applicants agreed to work with staff on curve geometry and street details.
The committee approved the motion to accept the plan with the noted conditions.
Why it matters: The approved layout will add a mix of housing types and a senior living facility in a corridor near I‑75 and North Broadway; the conditions address stormwater, street cross sections, tree protection and open‑space delineation.
Next steps: Applicant to supply corrected plan pages, street cross‑sections and tree inventory per staff’s checklist prior to final certification.
