Staff requested a meeting with the zoning office and asked the applicant to submit details on stored materials for the fire marshal.
Stormwater technical comments and an erosion control plan remain to be addressed; staff noted municipal improvements and stormwater maintenance agreements will be required prior to final approval. The applicant said there would be no increase in employment or sanitary flow and that a planning module was not required. The Berks County Planning Commission review letter was not yet on file; staff and the applicant agreed to resubmit and pursue a combined preliminary/final approval in the next cycle after the county letter and remaining technical items are provided. The commission voted to table to the July cycle so staff can receive the county review, confirm zoning use classification and finalize any fire‑marshal storage questions.
