Cheatham County schedules zoning requests for Monday public hearing; one application withdrawn

At a June 23 Cheatham County Commission workshop, staff read three zoning change requests and commissioners moved the remaining items to the commission’s Monday agenda for a public hearing.
The building department presented three items: American Engineers Inc. withdrew a request to rezone two parcels (Map 65, Parcel 98 and Parcel 9802) at 346 Angler Lane in the Fifth Voting District; Christian Dalton requested a rezoning from E-1 to R-1 for Map 93, Parcel 10 at 4531 Sears Road in the Fifth Voting District; and Bobby Hackett requested a rezoning from C-3 to agriculture for Map 48, Parcel 13.05 on Chapmansboro Road in the Fourth Voting District. Staff told the commission the Chapmansboro Road parcel is in a special flood hazard area.
Why it matters: zoning changes can alter allowable land uses and may affect floodplain management, neighboring properties and future development patterns.
Commissioners did not take final votes at the workshop. After the building department presentation, a county official said the Christian Dalton and Bobby Hackett items "be on Monday night's agenda" for formal consideration and public comment.
A resident spoke during the workshop and said of the withdrawn American Engineers application, "I'm still opposed to it." The speaker did not provide a name on the record at the workshop.
The commission packet lists the parcel identifiers and addresses but does not include final staff recommendations or any vote tallies. The Dalton and Hackett rezoning requests are scheduled for the commission’s regular meeting public hearing next Monday.
The workshop also included routine departmental updates and other agenda scheduling; no final zoning decisions were made at the June 23 workshop.
