At Monday’s meeting the Davidson County Board of Commissioners approved two rezoning requests to expand commercial and industrial zoning districts near major highways and continued a third application to a later hearing.
Lexington Smart 12 LLC: Highway commercial - The board approved a rezoning for a 0.82-acre tract on Neubauer Road from RA1 (rural agricultural) to HC (highway commercial). Attorney Mark Isaacson, representing Lexington Smart 12 LLC, said the parcel adjoins previously rezoned HC property and will support highway-oriented uses (convenience store, hotel, associated access). Planning staff and the Planning Board both recommended approval, citing the county’s Land Development Plan and newly completed changes at the I‑85/US‑64 interchange. The board voted to approve the request.
YBF LLC: Limited industrial - Commissioners approved a rezoning that moves roughly 34.07 acres in Boone Township from RA1 to LI (limited industrial) to make zoning uniform with an existing adjacent LI pocket near 7 Oaks Drive and I‑85. Applicant representative said much of the tract abuts existing industrial development and that portions of the parcel contain floodplain and wetlands that would remain undisturbed; staff recommended approval because the area is designated for nonresidential growth in the county plan.
Gary D. Willets (continued) - A small residential rezoning request in Boone Township (approx. 0.36 acre) was continued to an August public hearing at the applicant’s request because the Planning Board had continued review to a later date.
Why this matters - Staff told the board the intersection and corridors near the newly reworked I‑85/US‑64 interchange are designated growth corridors in the county plan; approvals of small, contiguous additions to commercial and industrial districts are treated by staff as consistent with long-range objectives to concentrate nonresidential growth near regional transportation access.
