The Quincy Zoning Board of Appeals on June 24 approved a request to subdivide a corner parcel at 37 Narragansett Road and to construct a new single‑family home on the created lot, with a condition requiring exterior access to the basement storage area for the new Agawam Road lot.
Attorney Rob Fleming presented the application on behalf of owner Anthony Scola (also referenced in the hearing as the property owner), describing a proposed subdivision of an approximately 15,000‑square‑foot corner lot into two parcels. Fleming reported the Narragansett parcel would be about 7,601 square feet and retain the existing house; the new parcel fronting Agawam Road would be about 7,358 square feet and would be improved with a designed two‑story single‑family house. Architect Bonnie Tan said the new house would be roughly 3,400 square feet of living area with a walkout basement that would be partially finished and partially reserved for mechanical/storage space.
Relief sought included minimal variances for lot size and for frontage on the new lot, and a small side‑yard relief for the existing house where the new lot line would cut the property. The board heard support from neighbor Ted Burke and Ward 1 Councilor David Conte, who described the lot as large for the area and said the proposed division fits neighborhood patterns. The record also includes a City of Quincy Department of Public Works engineering communication dated May 30, 2025; the board noted that document was available on the city portal and would become part of the decision file.
Board members raised practical questions about storage and garage space. The applicants said floodplain and grade issues limited options for a traditional garage; the board therefore added a condition that the Agawam parcel plan include a second way of egress or an exterior access directly to the storage portion of the basement so homeowners can move lawn equipment and similar items without carrying them through finished space. The board motion approving the subdivision carried.
