Commission approves West Santa Fe Plaza final plat to create lot for Chase Bank

The Olathe Planning Commission voted 8-0 to approve a final plat for the West Santa Fe Plaza Shopping Center (FP25‑17) that subdivides the existing Lot 1 into Lot 1A and Lot 1B and vacates certain prior public dedications, including a 40‑foot build line and a portion of sanitary sewer along the eastern portion of the existing plat.

Senior planner Emily Carrillo presented the case and said Lot 1A is intended for construction of a Chase Bank, a project the commission had approved earlier on the consent agenda. Carrillo said the final plat will establish new lot lines, dedicate public easements and relocate the highlighted sanitary sewer segment; all notification requirements were met and no public comments were submitted.

Commissioner Creighton asked whether future site development plans would allow the commission to review internal traffic flow; Carrillo said the site development plans were reviewed administratively by staff and that final site development plans would follow this plat approval. Commissioner Breen moved to approve FP25‑17 as stipulated by staff; Commissioner Turonis seconded the motion. The roll call vote was unanimous in favor.

The plat record will reflect the vacated 40‑foot build line and sanitary sewer vacation; Carrillo told commissioners the sewer segment shown on the plat will be relocated per the final design. Staff recommended approval as stipulated in the report and noted no outstanding public notifications or comments.

Next steps: the applicant will proceed with final site development plans and the city will process recording of the final plat after required administrative actions are complete.
