Clay County commissioners on June 24 approved a change order adding $124,814.94 and extending the contractor's performance period by three months for renovations at the Keystone Heights branch of the Tax Collector's Office.
Staff briefed commissioners that after demolition work began the contractor discovered ceiling, ductwork and roofing water damage and an HVAC system that was not functioning properly. Those conditions were not included in the original construction contract and required scope modifications to maintain project continuity and to address deferred maintenance.
Commissioners and staff discussed the impact on public service. The county manager and tax-collector staff arranged temporary accommodations: the Tax Collector's office will provide limited services at the Keystone Heights Library and other nearby offices during the renovation. Commissioners said the disruption was regrettable but necessary to complete durable repairs; they also noted prior communications with the vendor and the contractor's performance during the project.
Commissioner Magdalen moved approval of the change order; after a second, the board voted 5-0 to approve the additional funds and schedule extension.
Staff said they will notify the public about temporary service changes and provide updated timelines as the contractor completes the work.
