The South Salt Lake Planning Commission on June 19 approved a preliminary subdivision plat application for 120 East Spencer Avenue, allowing the existing parcel to be platted so the landowner can build a new office building.
Staff told commissioners the site is currently empty and zoned Commercial Corridor. The application proposes a single lot accommodating a roughly 2,500-square-foot office building and 10 parking stalls. Staff said the design and landscaping meet the city's commercial design standards and recommended approval based on the findings and conditions in the staff report.
Commissioners asked staff to clarify a prior variance referenced in the presentation. Staff explained the code requires a minimum 1-acre lot in the Commercial Corridor; because this is an existing, undersized lot, the city previously provided a variance process so the parcel would remain developable rather than being rendered unusable by the minimum-acre requirement. Staff said that variance treatment differs from a separate appeal the commission reviewed previously because that other site already contained an operating business.
No members of the public spoke. Commissioner Southey moved to approve the preliminary subdivision plat for Zhang Zhang for 120 East Spencer Avenue based on the staff findings and conditions; Commissioner Ewell seconded. The motion passed unanimously.
The commission's approval is a preliminary plat decision and is subject to the conditions listed in the staff report; those conditions and any required permitting and construction review must be completed before final plat recordation and building permits are issued.
