A property at West Ridge filed as Lot 1 A (about 2.89 acres) was the subject of two linked agenda items on June 17: a rezoning to the Public zone district and an ordinance authorizing the sale of the parcel to the town of Erie. Staff told council the city purchased the property in 2017 while evaluating a potential water facility; subsequent studies led Erie to identify the site as desirable for an Erie water storage facility.
On first reading council approved the rezoning from Transitional Business (T‑1) to Public, with an amendment (recommended by the Planning Commission) limiting maximum height on the lot to 27 feet. Councilors said the height condition preserved compatibility with adjacent residential subdivisions; staff noted that the Public zone otherwise allows up to 35 feet but that a lower limit would require a future ordinance change if Erie’s eventual design needed a greater height.
The council also approved on first reading an ordinance required by the city charter to complete the sale to the town of Erie; that sale had been the subject of a purchase and sale agreement adopted by council at a special meeting May 27. Under the agreement and the ordinance, Erie will take ownership subject to the rezoning condition and standard closing steps. Staff said that any future development on the site (including utility infrastructure) will require additional site plan review and approvals as applicable.
