Staff presentation and recommendation City planning staff described the 0.4‑acre commercial parcel as previously occupied by structures that have been demolished and designated general commercial. The proposal includes a 1,982‑square‑foot interior dining area, a large wrap‑around patio, a 26‑foot drive approach from Yucaipa Boulevard, and 16 on‑site parking spaces. Staff recommended approval and said the site qualifies for CEQA exemptions (Class 32 infill and Class 3 small‑structure commercial exemption).
Questions from commissioners Commissioners asked about reciprocal access with an adjacent car wash, the site’s separate curb cut, a large electrical transformer/utility box that may require relocation or additional screening, and whether fire and trash truck access had been confirmed.
