Land Bank approves change orders for 321 Cameron renovation; project remains under contingency

The Erie Land Bank approved change orders May 19 for renovation work at 321 Cameron, including a $2,950.95 adjustment for Braun Construction and a $250 charge for two additional sidewalk slabs required to meet city code.
Staff said the Braun change order covered replacing base cabinets (for continuity of finishes) and plumber work to rework the gas line, connect to a new outside meter and jet a backed-up drain discovered during construction. "A lot of that was inactivity of the property for so long," staff said, describing the sewer work. The second change order addressed two additional sidewalk slabs required by the city at $250.
Board members asked whether the property has central air; staff said it does not and that they had not priced adding central air. Discussion noted that in the local climate adding central air to a building not designed for modern ductwork can be inefficient; staff suggested mini-split units as an option for buyers.
Staff reported the project's contingency was about $16,000 and that the change orders keep the project well under that contingency. A motion to approve the change orders was moved, seconded and approved by voice vote.
Staff said final numbers are being compiled and would be provided to the board once appliance, landscaping and accessory costs are finalized; the Land Bank emphasized it expects to have final project totals for the board in the near term.
