Planning commission approves Mercedes Glen Phase 5A final plat

The Syracuse Planning Commission approved a final plat for Mercedes Glen PRD Phase 5A, a 14‑lot addition to the Mercedes Glen townhome community, during its regular meeting. Staff recommended approval, saying the plat complies with the development agreement and city code.

The commission approved the application submitted by Ovation Homes for Mercedes Glen PRD Phase 5A, located near 2590 South and 2430 West. The phase extends the existing road network north from 2700 South and increases the subdivision’s total number of lots above 30, which staff said triggers a required secondary fire access; that access was shown on the plat.

The commission voted in the meeting to approve the final plat after a motion and second. Staff advised that all city code requirements and previously negotiated development agreement conditions have been addressed. There was no public hearing because this was a final plat review.

Commission members had no additional substantive edits on the record before the motion. The motion carried by voice vote; the transcript records the outcome as “Aye” with no numerical roll call or individual vote tally recorded.

Staff said the connection road shown on the plat will eventually link across the larger Mercedes Glen plan, with stubs completed in earlier phases and future phases completing additional segments. The file will be processed administratively for any final ministerial items and recorded per standard subdivision procedures.

The commission moved on to other agenda items after approving the plat.
