Architect shows three facade options for Filager Phase 2; commissioners ask cost and durability details

Architects for the Filager phase 2 project presented three façade and material options to Clermont County commissioners on May 21 and asked the board for feedback on color, brick placement and window finishes.
Eric Smeetian and Mandy Neetamp of John Miller Architects displayed renderings that keep the same basic massing but vary brick color, vertical metal paneling, roof color and storefront finish. The architects said any option chosen for phase 2 would also be applied to the phase 3 CTC building so the complex will present a consistent appearance.
Commissioners and county staff prompted two recurring questions: a clear cost difference between the three options, and whether the more extensive brick option changes structural detailing. County Engineer Jeremy Evans and the architects said extending brick into the gables would be structurally possible but would raise project cost; the architects said they would add specific cost comparisons to the next submission.
The architects also reviewed safety and glazing choices. Smeetian said reception‑area glazing would be laminated and that reception windows are planned to a level‑3 ballistic‑resistant rating, with Kevlar‑backed walls in the reception area. Commissioners and architects discussed the maintenance tradeoffs of lighter‑colored roofing versus darker roofing and how vertical siding may affect appearance over time.
No formal board decision was taken. Commissioners indicated a preference for the first scheme (taupe metal, lighter window finish) and asked staff and the design team to return with precise cost differences and any structural implications of extending brick into gables before final selection.
The project team will incorporate commissioner feedback and provide updated cost estimates and construction details at a later meeting.
