The Lindon City Planning Commission unanimously approved a site plan July 8 for two office–warehouse buildings at 310 North Geneva Road, proposed by applicant Nate Raynier.
Staff told commissioners the site plan proposes a 140,000-square-foot building and a 57,000-square-foot building on a property that has historically hosted heavy industrial uses. The plan provides 253 parking stalls against a requirement of 250; bicycle parking exceeds the requirement (eight provided, six required). The larger building height is 41 feet, under the light-industrial zone limit of 48 feet. Staff noted the developer is required to provide a 20-foot landscape strip along Geneva Road, interior parking landscaping (one tree per 10 stalls) and to meet the city’s 25% window and architectural material façade requirement along the street-facing elevation.
Commissioners reviewed elevations, landscape plans and parking calculations. Staff asked the developer to consider fencing or separation where the site abuts Pheasant Brook Park and observed that the fireworks display the city holds from Pheasant Brook will need a new location once development proceeds because the staging/launch area sits on that parcel’s rear area.
The commission’s conditional site-plan approval requires final corrections with the city engineer, conformance with Lindon City development manual specifications and Title 17 zoning standards, addition of landscape-percentage calculations to confirm compliance, posting of required improvement assurances if applicable, and completion of items in the staff report. The motion passed unanimously.
Why it matters: the project represents a major redevelopment along Geneva Road, replacing older heavy-industrial uses with modern office–warehouse buildings that the city described as consistent with long-term corridor upgrades. The approval advances the developer toward civil construction and tenant leasing stages.
What’s next: the applicant will complete final engineering corrections, document landscape percentages on plans, post any required assurance for public infrastructure and proceed to building permit submittal once conditions are met.
