The Kosciusko County Area Plan Commission approved the final plat for Tippie Heights Phase 2 on the condition the petitioner addresses several technical items identified by staff.
Staff described Tippie Heights Phase 2 as a 41‑lot residential subdivision north of Stanton Lake Road, noting that infrastructure—roads, sewer and drainage—has been installed and is secured by a surety. Staff identified several outstanding technical items that must be corrected before the mylar can be signed and the plat recorded: the title must be revised to read “Tippie Heights Phase 2 and the replat of Tract 1 in Phase 1,” some easements on the north end require clarification (one easement is not centered between lot lines), a few legend items are missing, and the county auditor’s office is still reviewing the legal description. Staff also said the MILR (mylar) has not yet been provided.
Derek Ramsbottom, speaking for Ramsbottom Family Farms, said delays were tied to approval by a new sewer district and that the developer has been working to resolve outstanding items. Commission members discussed whether to continue the item or approve it contingent upon staff verification of corrections. A motion to approve contingent on the area plan director’s sign‑off was made, seconded and carried on a unanimous voice vote.
On the record, staff said that once the outstanding items are corrected and the mylar is provided the plan will be signed and released for recording. Staff indicated the developer has posted surety to cover completion of infrastructure elements, and the commission did not place new substantive conditions on the project beyond the technical corrections and documentation required for recording.
