Owners scale back rooftop plan at 94 Bank Street; committee asks commissioners to review visibility from Greenwich Street

The committee reviewed a revised proposal for 94 Bank Street in the Greenwich Village Historic District. The applicants said they had reduced the massing of a previously discussed rear-yard extension and simplified the rooftop addition, removing a skylight extension and shrinking the mechanical enclosure.
The revision preserves the building—s existing top-floor street-facing facade while consolidating rooftop fixtures into a smaller standing-seam metal penthouse and a modest mechanical enclosure. Project representatives said the rooftop will be visible in a narrow band along Greenwich Street and that the proposed materials follow previously approved standing-seam metal precedent in the district.
Committee members accepted the rationale for a smaller footprint and said they understood the uniqueness of the block—s mixed heights and the block—s constrained rear-yard context. At the same time, members asked commissioners to scrutinize visibility from Greenwich Street and requested that the applicant bring full materials mock-ups to the LPC public hearing scheduled for July 8.
The applicants also reported changes to fenestration: front-window proposals were modified from metal 6-over-6 configurations to wood 1-over-1 windows to better match the building—s 1886 Italianate modification. The committee asked the applicant to present the full documentation at the LPC public hearing for commissioners to consider.
