Plan Commission approves outdoor storage, site plan conditions for Kohler Lane building project

The Menomonee Falls Plan Commission on June 3 approved an outdoor-storage application connected to a proposed new 7,000-square-foot building at N60 W16331 Kohler Lane and recommended several conditions for screening and setbacks.
Planner Amy Dunnet described the application as a site-plan review for a new west-parcel structure and outdoor storage. She said the parcel is zoned I-1 Light Industrial, where outdoor storage is prohibited unless the Plan Commission grants an exception. The applicant, J.H. Hassinger, Inc., proposed a fenced storage area at the south end of the west parcel and submitted a fence plan; staff recommended approval subject to three conditions.
The conditions Dunnet listed were: (1) outdoor storage may be allowed only if specifically approved by the Plan Commission; (2) outdoor storage shall be screened from view from the street and adjacent properties with an opaque fence or screening device at least six feet in height; and (3) outdoor storage shall be set back at least 10 feet from all property lines; loose materials must be enclosed in three-sided shelters. The Architectural Control Board reviewed the project and asked that the entire storage area be fenced as part of their recommendation.
Jeff Hassinger, representing the applicant, said the operation uses Connex boxes and stacked equipment staged with forklifts; he described the operational pattern as staging, loading and rotation of containers for construction projects. He also said additional landscaping will be added along Kohler Lane.
Commissioners voted to approve the outdoor-storage request with the staff conditions; the motion passed with an affirmative voice vote. Staff will require the fencing and setback conditions to be reflected in final site-plan and permit documents.
Because this approval applies only to outdoor storage within the I-1 district by exception, the approval is limited to the configurations and conditions described in the staff report and the site-plan exhibits presented to the commission.
