Decatur planning commission extends South Myrtle replat review, recommends Crossroads Church replat to council and approves consent plat

The Decatur Planning and Zoning Commission met and approved a 30-day extension for the replat application at 2500073301 South Myrtle Street, recommended a replat for Crossroads Church at 1400 Deer Park Road to city council, and approved a consent-agenda preliminary plat for a parcel on North U.S. Highway 81/287.

Lisa Hannon, planning director, told the commission that the replat application for 2500073301 South Myrtle Street was not complete. “We haven't got all the minimum requirements met. So we are recommending approval of a 30 day extension for replat 2500073301,” Hannon said. No members of the public spoke on the item. Commissioner Will Clossey moved to approve the extension; Commissioner Mason Woodruff seconded. Chair (K.), chair of the Decatur Planning and Zoning Commission, called the vote, and commissioners voted in favor.

On the Crossroads Church replat (2500008) at 1400 Deer Park Road, Hannon entered the staff report into the record and described the site as “about 13.8 acres.” She said the property is zoned single-family SF-2, that the applicant proposes to move a previously platted utility easement, add walkways near a retention area and expand the existing church campus, and that the planned development would meet applicable zoning and building regulations. Staff notified nine property owners and had received no responses as of the last Friday before the meeting. Hannon said staff recommends approval of replat 2500008 and that the commission forward a recommendation to city council. Commissioner Terry Barubi moved to recommend approval to city council; Commissioner Eileen Cross seconded. The motion carried.

Under the consent agenda the commission approved a preliminary and concurrent final plat for a site described in the record as 1205 North U.S. Highway 81287 for approximately 3.415 acres of single-family residential lots; staff said the parcel can be legally platted and recommended approval. Commissioner Mason Woodruff moved for approval of the consent agenda; Commissioner Shelby Hicks seconded. Chair (K.) called the vote and the consent agenda passed.

The commission began the public-hearing portion of the meeting with an instruction that commissioners would not ask questions while public hearings were open; commissioners reserved questions until the hearing closed and discussion began. For the South Myrtle replat the commission approved a 30-day extension; staff said the item will return to the agenda on July 1 if the extension is granted. The commission closed the meeting at 5:36 p.m.
