Forsyth County planning staff briefed commissioners June 2 on a petition from Kernersville Little League Baseball Inc. to rezone approximately 6.89 acres at the western terminus of Stuntstill Road from Highway Business Special Use (HBS) to RS‑40 (single‑family residential).
Chris Murphy, the county planning director, said the property lies in Legacy 2030’s Legacy Growth Area 5 and is just west of the Guilford County line. Murphy described the parcel as a remnant of a subdivision developed in the 1960s and 1970s. He said the site was rezoned in 1987 to permit outdoor recreation and later used by Kernersville Little League, but that the field has seen very limited recent use and Kernersville considers it surplus.
Murphy told the board the requested RS‑40 zoning would align with surrounding RS‑40 and agricultural (AG) parcels and is consistent with county planning guidance for large‑lot residential development in the immediate area. He said the county’s Unified Development Ordinance mapped the parcel as HBS following a 1995 code update and provided historic context for the prior rezoning.
Murphy said the county’s planning board held a May public hearing and voted unanimously to recommend approval; he also said one member of the public spoke in opposition, expressing uncertainty about what would happen on the site and concerns about notice. Murphy noted the county used a 500‑foot notification radius and that not every neighbor would receive individual notice under that standard.
No formal action was recorded at the June 2 briefing; commissioners were briefed ahead of a public hearing scheduled for the June 5 agenda. The petition would allow redevelopment for compatible single‑family or agricultural uses if approved.
Murphy answered commissioner questions confirming the rezoning request is to RS‑40 (not agricultural zoning) and described the site’s existing driveway, picnic shelter and small parking area tied to its prior use.
The briefing did not include a final decision. Commissioners and planning staff said they would address public input and questions at the scheduled hearing.
