The Hardee County Planning & Zoning Board voted to approve a major modification to an existing industrial siteplan (application 25‑18) to allow an enclosed metal storage building for the truss manufacturer site located south of State Road 62 near US 17.
Staff said the property, described in the staff report as four parcels on the south side of State Road 62 just west of US 17, is zoned I‑2 (heavy industrial) and in the highway mixed‑use future land use category. The applicant sought to add an enclosed metal building for storage of trusses and materials to the previously approved site plan; staff recommended approval with the condition that the building be used solely for storage and that retention pond sizing be reevaluated as needed.
Board members asked whether additional roofed area would increase stormwater runoff and require larger retention capacity. Planning staff noted that the Southwest Florida Water Management District (SWFWMD) will make final determinations through permitting and that parts of the laydown area may already be compacted and counted as impervious surface. The staff report and applicant illustrations showed new and existing retention ponds on site.
There was also a discrepancy between figures in the presentation: staff initially described a 7,800‑square‑foot metal building; the motion recorded by the board described a 7,500‑square‑foot building. The board approved the modification by voice vote with the storage‑use condition and a requirement to reevaluate retention pond sizing if necessary.
