The Maricopa County Planning and Zoning Commission on June 12 recommended approval of five consent agenda items by a 6-0 roll-call vote and noted a continuance request for case Z2024016.
Staff told the commission that the applicant for case Z2024016 (Cavallero Construction Yard, District 5) requested a continuance to the July 10 hearing; staff said no action was required by the commission on that request. "Case Z2024016 is in District 5 for Cavallero Construction Yard. The applicant has requested a continuance of the case to the July 10 commission hearing. No actions required by the commission," a staff member said.
On the consent agenda, staff summarized five items and recommended approval on each with conditions. The commission then approved all five items on a single motion and roll-call vote. A commissioner moved to recommend approval of consent agenda items 1 through 5; the motion was seconded and the commission recorded a 6-0 vote in favor.
Brief descriptions of the consent items as stated by staff:
- CPA24-007 / Z24-0025 — Arlington Valley Solar (District 4). A comprehensive plan amendment to change the Old U.S. Highway 80 area plan land-use designation from rural residential to industrial, and a companion zone change and overlay to IUPD. Staff recommended approval with conditions a through w.
- SU25-001 — Northern and Cotton Storage (District 4). A special use permit for RV storage in the C-2 CUPD zoning district at the northeast corner of Northern Avenue and Cotton; staff recommended approval with conditions a through i.
- SU25-005 — NJ Palmer Salon (District 1). A special use permit for a home-occupation business in the Rural-43 zoning district, roughly a quarter mile west of the southwest corner of Queen Creek Road and Higley; staff recommended approval.
- SU25-018 — 1011017 West Happy Valley Road (District 3). A special-use-permit modification to extend the validity timeframe for interim outdoor industrial storage in the Rural-43 zoning district at the southeast corner of Happy Valley Road and 11th Avenue in north Phoenix; staff recommended approval with conditions a through h.
Staff closed the consent summary by offering to answer questions; none were raised and the commission proceeded to vote. The clerk announced the motion recommending approval passed by a vote of 6 to 0.
No public commenters signed up to speak on SU25-005 (NJ Palmer Salon), and staff indicated no online participants had raised hands to speak when asked.
The commission moved on to the regular agenda after the vote; no substantive debate or amendments on the consent items were recorded at the June 12 hearing.
