Ellis County commissioners approve multiple plats, bond adjustments and routine purchases; table outdoor business license

Ellis County Commissioners on June 10, 2025 approved a series of development plats and routine fiscal and procurement actions, ratified a maintenance-bond adjustment for Winding Creek Estates and handled several administrative matters. The court also moved an outdoor business license request to a later date after a brief executive-session review.

The package of approvals included a variance to the county’s minimum public road-frontage requirement for parcel ID 180032 after Texas Department of Transportation acquired part of the frontage for FM 664; staff recommended approval with conditions to require a plat and to require that any further subdivision meet then‑current standards. The court also ratified staff action on a string of plats and replats across county precincts (Ferris Acres, Lara Estates, Highway 85 Estates, Thompson and Homestead, Great House Ranch, Halverson Estates, Shook Estates and Yarbroughs Yard Replat) and approved minor technical conditions listed in the staff reports.

On Winding Creek Estates, the court accepted two replacement maintenance bonds — a $54,000 bond for 16 panels along Woodstream and a $30,000 bond for drainage and streetlights — authorized release of the original $509,500 bond conditioned on the new bonds, and postponed acceptance of infrastructure until outstanding streetlight and drainage work is completed and inspected.
